1. About BnbCharm

BnbCharm ("we", "us", "our") is a web-based tool operated by BnbCharm, based in Finland. BnbCharm uses artificial intelligence to help Airbnb hosts rewrite their listing descriptions and enhance their listing photos. By using BnbCharm at bnbcharm.com, you agree to these Terms of Service.

2. The Service

BnbCharm provides two features:

The service is provided on a one-time payment basis. Each payment entitles the purchaser to one complete session, which includes one listing rewrite and up to ten photo enhancements at full resolution.

3. Payment

Payments are processed by LemonSqueezy (a Stripe company), which acts as the Merchant of Record for all transactions. Pricing is displayed in euros (EUR). All applicable taxes, including EU VAT where required, are calculated and collected by LemonSqueezy at checkout.

You will receive a payment receipt from LemonSqueezy by email following a successful purchase.

4. Free Preview

BnbCharm offers a limited free preview: two photo enhancements at reduced resolution (600px maximum dimension) before payment is required. The free preview is provided to allow you to evaluate the service before purchasing. Full resolution downloads and copying of rewritten listing text require a completed purchase.

5. AI-Generated Content

BnbCharm uses third-party AI services including Claude (Anthropic) and Gemini (Google) to generate content. By using BnbCharm, you acknowledge that:

You retain ownership of any photos you upload. BnbCharm does not store your photos after your session ends.

You may use BnbCharm only for lawful purposes and in connection with your own Airbnb listings. You may not:

The BnbCharm platform, including its design, code, and branding, is owned by BnbCharm. AI-generated text and image outputs produced using your own property information and photos are provided to you for your personal use in connection with your Airbnb listing.

8. Disclaimer of Warranties

BnbCharm is provided "as is" without warranties of any kind. We do not guarantee that the service will be uninterrupted, error-free, or that AI-generated outputs will achieve any particular result, including increased bookings or revenue on your Airbnb listing.

9. Limitation of Liability

To the maximum extent permitted by Finnish and EU law, BnbCharm's total liability to you for any claim arising from your use of the service shall not exceed the amount you paid for your most recent purchase. We are not liable for indirect, incidental, or consequential damages.

10. Governing Law

These terms are governed by the laws of Finland. Any disputes shall be subject to the exclusive jurisdiction of the courts of Finland. EU consumers retain any mandatory consumer rights provided under the law of their country of residence.

11. Changes to These Terms

We may update these terms from time to time. The date at the top of this page reflects the most recent revision. Continued use of BnbCharm after changes are posted constitutes acceptance of the updated terms.

Privacy Policy

We are subject to the EU General Data Protection Regulation (GDPR) and Finland's Data Protection Act 2018.

2. Data We Collect and Why

Email address — collected when you sign up for launch notifications. Used solely to send you one notification when BnbCharm launches. Providing your email is voluntary — the only consequence of not providing it is not receiving the notification. Legal basis: consent.

Photos you upload — forwarded in real time to Google's Gemini API for processing. Not stored on our servers after your session ends. Legal basis: contract performance.

Listing text you enter — forwarded in real time to Anthropic's Claude API for processing. Not stored on our servers after your session ends. Legal basis: contract performance.

Payment data — processed entirely by LemonSqueezy. We do not receive or store card details. LemonSqueezy shares your email address and order details with us to provide the service. Legal basis: contract performance.

IP address — logged by our server for rate limiting and security. Not shared externally. Legal basis: legitimate interests.

Some processors are based outside the EU, including the United States. Anthropic and Google participate in the EU-US Data Privacy Framework. All transfers are subject to appropriate safeguards under GDPR Article 46.

BnbCharm does not use tracking or advertising cookies. No analytics services are used. Session state (such as payment status) is stored in browser session memory only and cleared when you close the tab.

Refund Policy

We want you to be satisfied with BnbCharm. If the service does not work as described, we will make it right.

2. EU Right of Withdrawal

Under EU consumer law (Directive 2011/83/EU), consumers normally have a 14-day right of withdrawal from digital purchases. However, when you complete your BnbCharm purchase, you will be asked to explicitly consent to immediate access to the digital service. By consenting, you acknowledge that the 14-day withdrawal right no longer applies once the service has been delivered, as permitted under Article 16(m) of the Consumer Rights Directive.

If you do not consent to immediate delivery, the 14-day withdrawal period applies and you will not be able to access the service until it expires.

AI-generated content is inherently variable. We encourage you to use the free preview (two photo enhancements at reduced resolution) and evaluate the copy rewrite output before completing your purchase.

5. How to Request a Refund

To request a refund, email us at support@bnbcharm.com within 7 days of your purchase. Please include your order number (found in your LemonSqueezy receipt) and a brief description of the issue.

We will respond within 2 business days. Approved refunds are processed through LemonSqueezy and typically appear on your original payment method within 5-10 business days.

All payments and refunds are processed by LemonSqueezy. If you have a dispute that we are unable to resolve, you may also contact LemonSqueezy directly at lemonsqueezy.com.
